Best Grass for Our Coastal Soil

For most Mary Esther yards I recommend St. Augustine — right for sandy coastal soil and hot, humid Gulf climate, roots into sandy ground, gives a thick carpet-like lawn, holds up to some salt and shade. Sandy soil drains fast and holds few nutrients, so prep is everything — I don't drop sod on bare dirt and hope.

What Mary Esther’s Soil and Climate Ask of New Sod

Mary Esther sits along Santa Rosa Sound in Okaloosa County, and the ground here is the same sand that defines the whole Emerald Coast. It drains almost instantly, holds very little organic matter or nutrients, and bakes in summer. Add salt in the air, heavy sun, and foot traffic, and the margin for a poorly prepped lawn is thin.

That is why prep decides whether sod here lasts. Before any sod goes down, we remove the old turf and weeds, grade so water moves away from the house and does not pool, and work organic material into the sand so it holds moisture long enough for young roots. Then the sod goes down tight, staggered, and rolled for root contact.

For most yards, St. Augustine (Floratam or Palmetto) is the right call for heat, humidity, and salt. Zoysia gives a denser, more manicured look and handles traffic, but it costs more and fills in more slowly. We pick the variety after seeing your sun, shade, and salt exposure, not before.
